Miami Beach is where the most valuable listings in South Florida sit and where the airspace is least forgiving. The Class B shelf from Miami International covers the island, and the beach and causeway crowds add a practical constraint on top of the regulatory one.

For the properties involved it is worth doing properly. Star, Palm and Hibiscus Island estates, Sunset Islands, and the oceanfront towers along Collins are sold on water frontage, dockage and view - none of which a ground camera can establish.

It is also our strongest market for twilight work. A buyer deciding on an eight-figure property from another country is looking at photographs long before they book the flight, and the frame shot twenty minutes after sunset is the one they remember.

Airspace over Miami Beach

Miami International's Class B airspace extends over Miami Beach, and the causeways and marine traffic add their own constraints. We hold FAA Part 107 certification and file for the authorizations those shelves require, which is work you never have to see — but it is why an address here wants a few days of notice rather than a few hours.

Flying in Miami Beach

Can drones fly over Miami Beach?

Only with FAA authorization - the island sits under Miami International's Class B airspace. A great deal of the Miami Beach drone footage in circulation was not flown legally, which is a real exposure for a brokerage that publishes it.

Why does a luxury listing need aerial photography?

Because at that level the buyer is purchasing frontage, dockage and outlook. Those are properties of the site, not the interior, and only an aerial frame establishes them.

Can you photograph a yacht at the property?

Yes, and on a dockage-led listing it is usually the strongest frame in the set.

What helps most with a buyer who cannot get on a plane?

A full aerial set including a twilight frame. It establishes frontage, dockage and outlook in a way interior photographs never do, and it is what gets forwarded.
