Aventura is vertical and it is water-facing, which is an unusual combination and it changes what a listing needs. Almost every property here is a unit in a tower, and almost every unit is sold on the view from a specific floor.
A ground photograph cannot establish that. A photograph taken from the air at the height of the unit can, and it is the single most persuasive frame you can put in front of a buyer choosing between two lines in the same building.
The city also carries serious marina and Intracoastal frontage, and a retail core that generates commercial documentation work.
Aventura sits between Fort Lauderdale-Hollywood International (FLL, Class C) to the north and Opa-locka (OPF) to the south-west, with Miami's airspace further south. We hold FAA Part 107 certification and file for the authorizations those shelves require, which is work you never have to see — but it is why an address here wants a few days of notice rather than a few hours.

Flying in Aventura
Can you photograph the view from a specific floor?
Yes, and it is the most useful thing we do here. We fly to the height of the unit so the frame shows what the buyer will actually see, rather than a photograph of a balcony.
Is Aventura difficult airspace?
It sits between several controlled areas, so most addresses need a filing. We check before booking.
Do you work with brokerages on whole buildings?
Yes - a set flown at several heights serves every line in the building rather than one listing.
Can you shoot the marina?
Yes, including a vessel in position where the listing includes dockage.
We fly next door too
Miami-Dade County and the rest of South Florida, from the same base.
